About Thorpe Paddocks

Thorpe Paddocks is the third residential development scheme offered by GCV and delivered by Homes by Carlton, providing investors an opportunity to invest in the purchase of a single residential development site in Thorpe Thewles, Tees Valley for development and sale of 31 residential units.

Homes by Carlton (Thorpe Thewles DevCo) Limited (“DevCo”), a special purpose vehicle, will be set up to co-invest and develop the 31 high quality family homes.

GCV is seeking to raise £1.0 million of equity investment to co-invest alongside private investors and the senior debt provider.

This investment opportunity will allow each investor to participate in this residential development scheme (the “Project”) and share in the development profit.

The site is located in the North East of England within the desirable area of the Tees Valley. The site has been acquired with the benefit of detailed planning consent and the Project is targeting a base case 1.5x multiple on money return.
